Custom homes in Burnet Oaks Estates
Fifty-one tracts of five acres and more on Shady Grove Road, three miles east of Burnet, behind a gate with paved private roads, a natural pond at the center and a community park. Every tract is ag exempt, the design guidelines are reasonable, and the developer welcomes your own builder.
Five-acre tracts, ag exempt, three miles from town.
Burnet Oaks Estates is on CR 200, about 45 miles from Austin and twenty from Liberty Hill and Cedar Park. Tracts start at five acres; resales have run six to eleven. Electric is at the lots and the roads are paved; water is by well and septic by lot.
The community publishes design guidelines and lists a handful of builders it works with, but says plainly that bring-your-own-builder is welcome. Owner financing is offered on some tracts. Finished homes on the larger tracts have sold well past a million.
Burnet CISD serves the area.
Building in Burnet Oaks Estates
Five acres with a view of the pond is a good place to build the Mark plan, or the Luke with a shop off the drive. We design the whole site, the well location, the drive, the house and any outbuilding, and prepare the design-guideline submission before the contract price is final.
Wells here are the budget line to confirm early. We get a driller's read on the tract before we price.

The same process we use everywhere, with what's specific to Burnet Oaks Estates handled up front.
We walk the lot first.
Slope, trees, the view corridor, where the driveway can enter, where the utilities come in. We do this before drawing anything so the plan fits the land instead of getting squeezed onto it.
We run the review packet.
Elevations, materials, the site plan, septic where it applies. Where there's an architectural committee we prepare and submit it, and the final contract price waits until it's approved.
