The subdivisions get most of the attention in Georgetown, but the acreage west of Ronald Reagan Blvd and out toward Lake Georgetown is where people go when they want room. Parcels range from a couple of acres to working ranches. Some are in Georgetown's extraterritorial jurisdiction, which affects permitting; some are purely county.
Schools are Georgetown ISD across most of the area, with Liberty Hill ISD taking over to the west. As with any rural parcel, verify the district by address.

On unrestricted land, the budget is decided by the site before the house. We walk the parcel and settle the big questions first: water source, septic feasibility and soil, power and internet, ETJ status and what it means for permits, floodplain and easements, and the driveway. Then we place the house for the view and the trees and give you a high and a low estimate before you buy.
Every one of our plans was drawn for acreage, so a two-acre tract leaves room for the house, a pool, and a shop or barn.
