Custom homes in Whitt Ranch
Sixty-two one-acre homesites on 79 acres off North Bagdad Road in north Leander, with the mature oaks left standing. Deed restrictions call for at least 2,000 square feet and 85 percent masonry, which suits the way we build anyway.
One-acre lots under the oaks, north of town.
Whitt Ranch sits off North Bagdad Road near the Liberty Hill line. The developer kept the big oaks when the streets went in, so the lots feel established even though most of the homes date from 2019 to 2021. Each homesite is about an acre; one runs 1.2.
There's no pool or playground. Utilities are septic rather than sewer, and there's no natural gas line, so homes are all-electric or run on buried propane. Deed standards require a 2,000 square foot minimum and 85 percent masonry exteriors.
Despite the Leander address, the neighborhood is zoned to Liberty Hill ISD.
Building in Whitt Ranch
Whitt Ranch is one of the few newer acreage neighborhoods in Leander where an outside builder can still put a house on a lot. The masonry and size minimums line up with our plans, all of which are stone and stucco and well over 2,000 square feet.
Two things we handle up front here: the septic design, which depends on the soil and the house size, and keeping the oaks. We walk the lot with the tree survey in hand before we place the house, so the trees you bought the lot for are still there when you move in.

The same process we use everywhere, with what's specific to Whitt Ranch handled up front.
We walk the lot first.
Slope, trees, the view corridor, where the driveway can enter, where the utilities come in. We do this before drawing anything so the plan fits the land instead of getting squeezed onto it.
We run the review packet.
Elevations, materials, the site plan, septic where it applies. Where there's an architectural committee we prepare and submit it, and the final contract price waits until it's approved.
