North Rim straddles the Leander and Cedar Park line on the west side of FM 1431. It's about four miles from US 183 and five from 183A, which makes it one of the closest true acreage neighborhoods to the city. Lots run from about an acre and a half up; some parcels go well beyond five acres.
There are no shared amenities. The homes were mostly built in the mid-1990s, all custom, in a mix of styles. Some properties are individually fenced and gated, but the neighborhood itself is not.
Schools are Leander ISD: Mason Elementary, Running Brushy Middle and Cedar Park High.
Building in North Rim
Because nothing in North Rim was built to a template, the neighborhood is a natural fit for a custom home. Lots come up rarely, and when they do the buyer is usually looking for exactly what we do: a house drawn for the specific piece of land. Slope, trees and the view corridor decide where the house sits, and we walk that with you before we price it.
The older homes here are also good candidates for a rebuild. A 1990s house on three acres near Cedar Park is worth more as a lot than as a house to plenty of families, and we've seen that math before.

We walk the lot first.
Slope, trees, the view corridor, where the driveway can enter, where the utilities come in. We do this before drawing anything so the plan fits the land instead of getting squeezed onto it.
We run the review packet.
Elevations, materials, the site plan, septic where it applies. Where there's an architectural committee we prepare and submit it, and the final contract price waits until it's approved.

Yes. Every home in North Rim is custom, and there's no builder roster. We build on lots you own or help you evaluate one before you buy.
How big are the lots?
About an acre and a half at the small end, with some parcels running several acres. Confirm the exact acreage on the survey.
Is North Rim gated?
The neighborhood isn't. Some individual properties have their own gates.
How far is it to Austin?
About 30 minutes to downtown off peak, and about ten to central Cedar Park.
