About the neighborhood

No HOA, real acreage, forty minutes from downtown.

Sandy Creek Ranches is an older rural subdivision off Nameless Road and Round Mountain Road. Lots run from half an acre to about five and a half, averaging a little over two. The neighborhood was platted in waves from the 1950s through the 1990s, so the homes range from original ranch houses to new construction on infill lots.

There's no HOA, no pool, and no rulebook. Driveways are gravel or asphalt, utilities are septic, and power is electric or propane. What you're buying is land and privacy.

Schools are Leander ISD: Bagdad Elementary, Danielson Middle and Glenn High. Downtown Austin is about 40 to 45 minutes.

Building in Sandy Creek Ranches

This is bring-your-own-builder in the truest sense. With no architectural review, the only approvals are the county's, and we handle those. The work up front is on the land itself: a septic evaluation sized to the house, a survey for the drainage, and a look at what the older neighbors' well and utility situations tell us about the lot.

Our plans were drawn for acreage, so a two-acre lot here gives you room for the house, a pool, a barn or shop, and a long driveway. We'll walk the lot before you buy it and tell you what it will support.
