Custom homes in Saddletree Ranch
An established equestrian neighborhood off Hamilton Pool Road via Peerman Lane, on the Hays and Travis County line, with lots of an acre and a quarter to two acres and a few larger. The homes were built by independent custom builders from the mid-1990s on, and the work here now is the occasional remaining lot, the teardown and the addition.
Horse-friendly acre lots, ten minutes from the Galleria.
Saddletree Ranch is ten to fifteen minutes from the Hill Country Galleria and close to Hamilton Pool. Lots run about 1.25 to 2 acres, some past four. The property owners association charges by the acre and allows horses. There's no gate.
Every home was built by an independent builder; no production company has ever built here. Sales run around a dozen a year, mostly resale, at a median in the 800s.
Schools split at the county line: Lake Travis ISD on the Travis side, Dripping Springs ISD on the Hays side. Utilities depend on the lot, with septic standard.
Building in Saddletree Ranch
Saddletree is mostly built out, so we get called for three things: a remaining lot, a 1990s house that's worth more as a site, and an addition to a home the family has outgrown. An acre and a quarter gives us room for a casita, a bigger kitchen, or a second story without crowding the setbacks.
If you're buying a house here for the lot, tell us before you close and we'll price the rebuild alongside the purchase.

The same process we use on a new build, applied to a lot you already own.
We look at what you have.
The lot, the house, the HOA rules and what you want the place to do for the next twenty years. Sometimes that's an addition; sometimes it's a rebuild.
We run the HOA packet.
Where the neighborhood has architectural review, we prepare and submit it, and the final contract price waits until it's approved.
