Shin Oak Bend is reached from Highway 29 by CR 252 and Riparian Elm Road, about seven miles from Burnet and seventeen from Liberty Hill. Lots run 3.2 to 6.4 acres. The POA maintains the private roads and runs about $525 a year under a recorded declaration.
There's no municipal water. Lots use private wells, and some already have one drilled; septic is required. Pedernales Electric serves the area, with fixed wireless and satellite internet.
Burnet CISD is the district. Lots are actively listed, and the developer markets the community as bring your own builder.
