Sixteen hundred gated acres on FM 1174 south of Bertram, bordering the Balcones Canyonlands National Wildlife Refuge. Lots run about 1.2 to 2.8 acres with a few past seven, there's a 16-acre fishing lake with a pier, and the community has its own water supply corporation so you don't drill a well.

About the neighborhood

Whitewater Springs is about ten minutes south of Bertram, twenty to Marble Falls and thirty to the Leander rail station. The community is gated with a POA managed by a professional company, an architectural control committee, building guidelines, dark-sky lighting rules and Firewise landscaping standards. It's a certified Community Wildlife Habitat, with part of the land set aside for endangered-species habitat.

Amenities are a 16-acre lake with a pier, a pool and cabana, a pavilion, nature trails and the Cow Creek waterfall. Water comes from the member-owned Whitewater Springs Water Supply Corporation, drawing on Trinity aquifer wells; new meters are subject to availability, and private wells are also allowed. Septic is per lot.

Schools are Burnet CISD, with Bertram Elementary a National Blue Ribbon campus. There's no city tax.

Building in Whitewater Springs

Whitewater Springs is a bring-your-own-builder community with real design review, which is our comfort zone. We prepare the ACC packet to the building guidelines, including the dark-sky lighting plan and the Firewise landscape zones, and the contract price waits for approval.

The first call we make on a Whitewater Springs lot is to the water supply corporation to confirm a meter is available. If it isn't, we budget a well honestly. Then the septic evaluation, then the house.
