Sunset Canyon is one of the older custom neighborhoods in Dripping Springs, and one of the few with a steady supply of buildable lots; one and two acre parcels have listed in the low to mid $300,000s. There's no HOA. Lots back to greenbelt and seasonal creeks.
Water depends on the lot. Some parts have water service available; others rely on wells, and given the district's curtailment we confirm the source before pricing. Septic is standard. Dripping Springs ISD serves the neighborhood.
Headwaters, next door, is a production community; Sunset Canyon is not.
Building in Sunset Canyon
Sunset Canyon lots are shaped by their creeks and trees, so we walk each one for the floodway and the canopy before placing the house. Our Matthew, John and Timothy plans fit an acre comfortably; on two acres the larger plans work too.
Where a lot has water service we confirm the tap; where it doesn't we budget the well honestly and design rainwater collection into the roof.

We walk the lot first.
Slope, trees, the view corridor, where the driveway can enter, where the utilities come in. We do this before drawing anything so the plan fits the land instead of getting squeezed onto it.
We run the review packet.
Elevations, materials, the site plan, septic where it applies. Where there's an architectural committee we prepare and submit it, and the final contract price waits until it's approved.
