Deer Creek Water Corporation supplies the neighborhood from West Travis County PUA, so you build on a meter rather than a well.

About the neighborhood

No HOA, public water, and a private lake park.

Deer Creek Ranch is an eclectic neighborhood built from the 1970s to the present, with no architectural approval required. Lots run 0.75 to 3.5 acres. Residents share the private Deer Creek Lower Lake Park. Downtown Austin is about 23 miles.

Water is the reason to pay attention here: Deer Creek Water Corporation serves the neighborhood, so a new home connects to a meter instead of drilling into a curtailed aquifer. Septic is individual.

Dripping Springs ISD serves the neighborhood. Entry pricing is lower than most of the area.

Building in Deer Creek Ranch

No HOA and public water make Deer Creek Ranch one of the simplest places in Dripping Springs to build custom. The county septic permit and the dark-sky ordinance in the ETJ are the main rules. On a three-quarter acre lot our Matthew, John and Timothy plans fit; on two or three acres the larger plans work too.

A lot of the older homes are candidates for a teardown. If you're buying one for the lot, we'll price the rebuild before you close.

Step one

We walk the lot first.

Slope, trees, the view corridor, where the driveway can enter, where the utilities come in. We do this before drawing anything so the plan fits the land instead of getting squeezed onto it.

Elevations, materials, the site plan, septic where it applies. Where there's an architectural committee we prepare and submit it, and the final contract price waits until it's approved.
