Custom homes in The Ranches at Dripping Springs

Three hundred eighty-nine gated acres on FM 165 near Camp Lucy and Pedernales Falls State Park, cut into about two dozen tracts of twelve to twenty-seven acres at 1,600 feet of elevation. The developer hand-cleared the land, took out the invasives, put in paved roads and underground utilities, and lets you pick your builder and your timeline.

About the neighborhood

The Ranches at Dripping Springs is on the south side of town toward Pedernales Falls. Tracts are large, twelve acres at the small end and twenty-seven at the top, with grottos, community ponds and trails through the property. The entrance was designed by an architect, and the roads and underground utilities are in.

The developer offers a rainwater-collection credit toward each build, which tells you how water works here: well plus rainwater, and septic. Custom builders are welcomed, and there's no roster.

Building in The Ranches at Dripping Springs

On fifteen acres the job is to find the one spot. We walk the tract with the topo, find the view and the shade, and set the house where the land wants it, with the drive winding in and the barn or shop planned alongside. The Mark plan, all on one level with porches along the back, was drawn for a tract like this.

We design the rainwater system with the roof from the start and confirm the well before pricing. Wildlife exemptions are common here, and we keep the building footprint compact to protect them.

Step one

We walk the lot first.

Slope, trees, the view corridor, where the driveway can enter, where the utilities come in. We do this before drawing anything so the plan fits the land instead of getting squeezed onto it.

Approvals

Elevations, materials, the site plan, septic where it applies. Where there's an architectural committee we prepare and submit it, and the final contract price waits until it's approved.
