Twelve hundred gated acres on US 290 midway between Dripping Springs and Johnson City, ten minutes west of Dripping Springs. Lots run five to seven and a half acres, blackbuck and oryx roam the property, the covenants are dark-sky, and you choose your own builder on your own schedule.

About the neighborhood

Five acres, exotics on the property, and your own builder.

Legacy Hills sits on the Hill Country wine road with a stone entrance and paved roads, underground Pedernales Electric and high-speed internet. Each lot is a private well and septic. The HOA runs a few hundred dollars a year, and the wildlife exemption keeps property taxes low.

Covenants call for at least 2,000 square feet and 75 percent masonry, with down-lighting for the dark sky. There's no build deadline. Lots of five to seven acres have listed from the high $200,000s into the $400,000s.

Johnson City ISD serves the community. Don't confuse it with the Legacy Hills in Celina, a different development entirely.

Building in Legacy Hills

Legacy Hills is a strong fit for our plans. All of them clear the size and masonry minimums, and on five acres we place the house for the view and leave room for a shop or a guest house. We design the exterior lighting to the dark-sky covenant from the start rather than retrofitting it.

The well is the first thing we confirm. Ridge lots and valley lots yield differently here, and the rocky soil usually calls for an aerobic septic system, which we design into the site plan.

Step one

We walk the lot first.

Slope, trees, the view corridor, where the driveway can enter, where the utilities come in. We do this before drawing anything so the plan fits the land instead of getting squeezed onto it.

Approvals

We run the review packet.

Elevations, materials, the site plan, septic where it applies. Where there's an architectural committee we prepare and submit it, and the final contract price waits until it's approved.
