Applehead Island sits off the Horseshoe Bay shoreline of Lake LBJ, a constant-level lake, with a single bridge and a staffed gate. Owners share a clubhouse, tennis and the island pool. Waterfront lots have listed from the high six figures into the millions, and finished homes run from the mid single-digit millions up.
The island has its own POA, and exterior review runs through the Horseshoe Bay ACC. City water and sewer serve the lots. Llano ISD is the district.
Because the island is small, the lots available at any time are few. Several have been listed in the past year, but that changes quickly.
Building on Applehead Island
Lakefront design on Applehead starts at the water: the dock, the boathouse and the view corridor, then the house. Docks and boathouses go through LCRA and the city as well as the ACC, and we bring those approvals into the design phase so the house and the waterfront are drawn as one project.
Our Romans plan, with its courtyard pool and separate primary wing, adapts well to a lake lot where the pool sits between the house and the water. We'll show you how it lays out on a specific parcel before you buy it.

We walk the lot first.
Slope, trees, the view corridor, where the driveway can enter, where the utilities come in. We do this before drawing anything so the plan fits the land instead of getting squeezed onto it.
We run the review packet.
Elevations, materials, the site plan, septic where it applies. Where there's an architectural committee we prepare and submit it, and the final contract price waits until it's approved.

Can I use my own builder on Applehead Island?
Yes. Lots are owner-built with owner-chosen builders, reviewed by the Horseshoe Bay ACC. We prepare and submit the packet.
Are lots available?
Rarely, and they move fast. If you're watching one, send it to us and we'll tell you what it will support before you make an offer.
Who approves the dock and boathouse?
LCRA and the City of Horseshoe Bay, plus the ACC for the design. We handle all three during design so the waterfront is part of the plan, not an afterthought.
