Escondido covers several hundred acres off TX 71 near FM 2147, with about 380 villa, casita and estate homesites around the Fazio course. Ownership carries a full golf membership, and the Lake Club on Lake LBJ has a saltwater pool and valet boat service. Homes here run from the low millions up.
The community runs its own architectural review, separate from the Horseshoe Bay ACC, and the standards are specific: Mediterranean and Tuscan forms, stucco and stone, tile roofs. Several custom builders work here; there's no production builder and no required builder.
Escondido is inside the city limits on the Llano County side, so city water and sewer serve the lots and Llano ISD is the district.
Building in Escondido
Our plans already lean limestone and stucco, so the Escondido palette is a natural fit. The Romans plan, built around a courtyard pool with a separate primary wing, was drawn in that language. Where the review calls for a tile roof or a specific stucco finish, we adjust the elevations to meet it.
Estate lots here are valuable and the review is thorough, so we do the design work in the right order: site plan and massing first, review submission, then the detailed drawings. The contract price waits for approval.

Slope, trees, the view corridor, where the driveway can enter, where the utilities come in. We do this before drawing anything so the plan fits the land instead of getting squeezed onto it.
We run the review packet.
Elevations, materials, the site plan, septic where it applies. Where there's an architectural committee we prepare and submit it, and the final contract price waits until it's approved.

Can I use my own builder in Escondido?
Yes. Lots are owner-built with owner-selected builders. Escondido runs its own architectural review, which we handle. We'll confirm any builder registration step with the POA for you.

Does the golf membership come with the lot?
