Custom homes in Horseshoe Bay

A resort city on the south shore of Lake LBJ where nearly every home is custom. There's no production builder in Horseshoe Bay. Lots are individually owned, owners pick their builder, and an architectural control committee reviews every exterior before the city issues a permit. That's the kind of place our work fits.

About the area

A city where every house is custom, on a constant-level lake.

Horseshoe Bay is about 48 miles northwest of Austin, an hour to downtown, and under an hour to Leander by FM 2147 and RR 1431. It straddles Llano and Burnet Counties on Lake LBJ, a constant-level lake, with four resort golf courses, the Escondido private club, a yacht club, a marina and a private jetport. Most residents are full-time now, though second homes are still common.

Inside the city limits the City of Horseshoe Bay provides water and wastewater. Neighborhoods outside the city, like Blue Lake Estates, run on a MUD or on well and septic. Schools are Llano ISD for the Llano County side and Marble Falls ISD for the Burnet County side; there are no campuses inside the city.

The thing to understand before you buy is the review process. The Horseshoe Bay Architectural Control Committee covers the original resort neighborhoods, Applehead Island, Pecan Creek and Summit Rock; Escondido and The Trails run their own. Materials, roof pitch, colors, lighting, fencing and docks all go through review, and city permits wait for ACC approval.

We build across Horseshoe Bay: hilltop lots in Summit Rock, estate lots in Escondido, the equestrian acreage at The Trails, and the original resort neighborhoods. The ACC packet is a normal part of our process, the same way an HOA submission is in Leander. We prepare the elevations, the materials board and the site plan, submit them, and hold the contract price until approval.

Lots here range from a fifth of an acre on the golf courses to several acres in Summit Rock and The Trails. Our plans were drawn for half an acre and up, so on a smaller resort lot we'll tell you honestly which plan fits and where it needs to be adjusted.

Lakefront work adds LCRA and city rules for docks and boathouses. We sort those out at the design stage rather than after.

Water, septic and soil, power, access, floodplain, easements and the driveway. We settle those before anything is drawn, because they decide the budget.

Do you build in Horseshoe Bay?

Yes. Horseshoe Bay is an owner-built city with no production builders, so every home is custom. We build in Summit Rock, Escondido, The Trails, Applehead Island and the resort neighborhoods.

What's the ACC and do I need to worry about it?

The Architectural Control Committee reviews every exterior in most Horseshoe Bay neighborhoods before the city will issue a permit. We prepare and submit the packet as part of our process, so you don't have to manage it.

Is it on city water?

Inside the city limits, yes, water and sewer. Some neighborhoods outside the city, like Blue Lake Estates, are on a MUD or well and septic. We confirm for the lot.

Does buying a lot include the resort membership?

Usually not. Resort and club memberships are separate purchases, except in communities like Escondido where the golf membership conveys with the property.
