Custom homes in The Trails of Horseshoe Bay

Three hundred ninety gated acres on the west side of Horseshoe Bay, most of it left as a wildlife preserve with four miles of trails, a thirty-acre equestrian center and a private marina on Lake LBJ. Homesites run from patio size to five acres and more, and the newest phase has the largest, most private tracts.

About the neighborhood

The Trails is about 45 miles northwest of Austin in Llano County. Three hundred of its 390 acres are preserve and trail, so the homesites sit among open land rather than each other. The equestrian center has stalls for owners on the larger-acreage phases, and the marina has covered slips, some deeded with specific lots.

The community is gated with a POA that funds the equestrian center, marina, clubhouse and trails. Design review runs through the community's own guidelines, set by Dick Clark + Associates in a style they call Modern Texas Vernacular, with a review checklist and architectural agreement.

Phase 4 is releasing now with the largest tracts. Water, sewer and power are available at the lots. Llano ISD is the district.

Building in The Trails

Modern Texas Vernacular is close to how we build already: stone, board and batten, standing-seam metal, deep porches. Our Matthew and Luke plans fit the guideline almost as drawn. On a five-acre tract we have room for a barn, a shop or a guest house without crowding the main house, and we plan those together from the start.

The larger phases allow horses, so we'll design the site around the barn and the paddock as well as the house. Slope toward the lake is common here, and we set the house for the water view before anything else.

Step one

We walk the lot first.

Slope, trees, the view corridor, where the driveway can enter, where the utilities come in. We do this before drawing anything so the plan fits the land instead of getting squeezed onto it.

Approvals

We run the review packet.

Elevations, materials, the site plan, septic where it applies. Where there's an architectural committee we prepare and submit it, and the final contract price waits until it's approved.

Questions about The Trails.

Can I bring my own builder to The Trails?

The community uses architectural guidelines and a review process rather than a builder list, and outside custom builders build here. We'll confirm the current process with the POA before you commit.

Can I keep horses?

Yes, on the larger-acreage phases, with stalls at the community equestrian center. Ask us which phase you're looking at and we'll plan the site around it.

Are there boat slips?

The private marina has covered slips. Some homesites come with a deeded slip; others lease one from the community.

Is there a required architectural style?

The guidelines call for Modern Texas Vernacular: stone, wood, metal roofs, deep porches. It's close to how we build, and we design the packet to it.
